Hi again Mel - your understanding is broadly correct with a few small caveats
All land is owned but not all land is registered hence the application affects land that's already registered and some that is not. Hence the different processes involved re registration of each part.
Wider checks are underway with adjoining and affected land/property owners. The registered ones get longer to respond hence the 'longest' timeframe is 26th March. They have until then to respond as appropriate
If no replies are received by 26th March the application is reconsidered and can be completed quite swiftly after that date. It's a manual process so if you are looking to put a timeframe on it then I would suggest 'end of March'
Recipients can ask for more time; may respond positively and sooner; some may object and others consent; some may respond whilst others don't - there are a variety of possibilities here and unless everyone is proactive and positive it seems likely the time will run until the end of March.
That's the best explanation of the process we can offer and I must stress that you are likely to have to be patient with regards the timeframe as highlighted and rely on the conveyancer(s) involved to keep you updated
I would suggest making a note to post again at the end of Jan and again end of Feb if the conveyancer(s) have been unable to satisfy you re what's happening or direct you to us.
SYK729530 & SYK729530

Hi Mel - nothing at present as the wider checks are still ongoing and those don't complete until end of March as mentioned unless we receive earlier replies. Nothing received as yet so the clock continues to tick
SYK729530

Hi Adam, I hope you’re well. I suspect no news is good news from the solicitors side of everything currently. Just checking to see if we are still looking at the 26th March for this to be concluded? I also wondered if there was a time frame for the possessory title to be issued to the current home owner? Just as we are hoping we can complete swiftly after this has all happened. Thanks for your continued help.

Perfect thanks, is there a time frame after 26th March or is the possessory title issued at the time same the clock timer ends? Thanks

Mel - it's a manual process so any completion of the registration would be a human and not auto one. I would suggest that matters could be completed the first week of April bearing in mind they have until 26th March to respond.
The casework team then have to check all channels for any response and as the 28th is a Saturday
I would suggest pencilling in the 1st April onwards to give yourself some leeway. But please don't set everything in stone as a few weeks to go yet SYK729530

Perfect thank you, I won’t set anything in stone don’t worry. We go abroad for a week until 4th April so to be honest that works better for us. Thanks again for everything :)
