Hello,

As stated in the title, my solicitor claims that my Land Registry application has been expedited. However, it has been over two weeks since they requested the expedition—on top of the nine months that have already passed since the completion of my flat purchase.

Unfortunately, my solicitors have proven to be quite incompetent. Although they are based in the UK, they outsource much of their work to employees in Asia. A few weeks ago, I inquired about the progress of the application, as I am trying to remortgage. To my frustration, I discovered that the Land Registry had requested additional documents from them back in January, but they neither informed me nor responded to HM Land Registry.

I now have a remortgage offer that is about to expire. My solicitors claim they have submitted an expedition request, which was approved, but given my previous experiences with them, I am skeptical. It has now been over two weeks, and I have yet to see any progress.

Is there any way I can verify whether this request was actually made, whether it was accepted, and when I can expect the process to be completed?

Hello Ibrahim - the application hasn't been expedited as it had been partially processed before that request was made. Processing started back in September and we have been waiting for the conveyancer to provide more information. Part of that request related to a consent by a third party and I suspect the delay has largely been down to them rather than your conveyancer.
It looks like they have now submitted the requested consent so I'll check with the casework team to see if all ok or if more is still needed

Hello Ibrahim - unfortunately the information provided by the conveyancer was insufficient and the casework team have contacted them today to explain why and what's still needed
Hopefully your conveyancer can confirm for you and advise when they expect to be able to respond in full
