Expedited request update

Hi 

I have an expedited request for H478KFT for 46 Ebbisham Road, a property purchased in October 2022. 

Is there any update on this as it is impacting the sale of the property

Can you confirm which conveyancer you have contacted (whether it was my original one used Spencer Lockwood or whether it is the new ones I am using for the sale of the property?)

Do they have an email or phone number they can respond to and I will also follow this up with them? 

I am keen to get this moving asap as I am aware of the looming stamp duty change so do not want unnecessary delays which may cause things to fall through.

Zoe - the application was submitted by STIRLING ACKROYD LEGAL of London. We would not share the specific details on the forum

Hi 

When the pending application is resolved do the conveyancer get updated or its just updated when the search is run? 

Trying to keep any possible issues with my sale moving along - this being one of them.

Hi Zoe - the applying conveyancer gets notified once completed. Anyone else would need to run a search or check in with the conveyancer(s) for an update as appropriate
A buyer's conveyancer for example would request a copy of the updated register and then run a search to protect the next transaction

Hi Adam

The conveyancer are adamant they are waiting on land registry since 21st January when they submitted information. I feel a little bit like I am going round in circles with both parties telling me they are waiting on the other. Is there any way to get a note added to the system to get to the bottom of this? 

I would appreciate any help you can give me on this as it is the only thing holding up the exchange of contracts for the sale of my property and it has been1 month since the expedited claim was lodged.

Hi Zoe - I'd suggest that they contact us direct to resolve but assume they are unwilling to do so.
I'll ask the casework team to contact them direct and re-issue their letter of the 21st Jan

You are correct - I have asked them to contact Land Registry direct but they only respond with this is in progress with yourselves and I am not provided with anything of more detail.
