I'm very close to moving ( should have been next week) . The property I am buying has gone through probate, but the executor has misplaced the original copy of Grant of Probate. He has supplied his conveyancer with a downloaded copy from the Government website. Is this acceptable for the sale to proceed or does he need a court sealed copy?<br> I am packed up and frustrated as my solicitor says it needs to be a certified copy, but vendors solicitor says this is an official copy from the government website so should be acceptable.<br> Who is right? Also if more is needed how is this obtained and how long will the process be? Thanks for your anticipated help.<br>

Helen - such things are often matters for the conveyancers involved to agree upon as the buyer's conveyancer may have concerns they want addressed re the authenticity of the copy provided. It's not for us to tell them indirectly whether they are right or wrong in their request<br> From our perspective we need either a <strong>certified copy</strong> of the probate or the lodging conveyancer's certificate that they hold the original or a certified copy of the probate themselves. <br> I assume the executor obtained a copy using the probate online service - <a href="https://www.gov.uk/search-will-probate">Search probate records for documents and wills (England and Wales) - GOV.UK</a>. <br> If 'more' is needed then that would be a Q for the Probate service inc how long it might take
