Hi Sid - an HR1 does not act in the way you perhaps envisage with regards you needing to 'consent' to any future dealings with the property. The HR1 protect s your rights as a spouse and puts others, namely lender, creditors and buyers on notice of your protected interest/rights. Once aware it would be very unusual for a lender/buyer to complete on a loan/purchase whilst your rights existed
Any application can be rejected/cancelled and I would recommend that you seek legal advice/assurances re your rights and have a read of our PG 20 for registration guidance
