Hi, I am the property owner checking on the progress of application reference K083ZKV for Title Number BD90543. Our request for expedition was approved last week, due to severe hardship regarding a collapsing onward chain and an urgent school deadline. As we are part of a property chain, this is becoming increasingly urgent. With the end of the school term now approaching, we are also hoping to exchange contracts as soon as possible so that we can submit our child's school application for the upcoming academic year, as an exchanged contract is required as evidence of our new address. I was wondering if you could kindly let me know whether there has been any progress, or whether any further information is required from me to assist with the application. Thank you

Hi May - the application has been partially processed but wider checks are now underway and must complete before the register can be updated. Those wider checks involve writing to the beneficiary of the Unilateral Notice to confirm removal of the entries protecting their interest. They have until 17th July to respond. If they don't respond positively the application is likely to complete shortly after the 17th July

Hi Adam, thank you so much for your prompt response. I actually already have the lender's explicit, signed written consent letter confirming they have no interest and agree to the removal which they have sent to my solicitor on 30th April. My solicitor has mentioned that they can certified only if land registry requested so will this immediate confirmation and bypass/shorten the July 17th notice period? Apologies for double checking; I'm worried that I will miss the deadline to my daughter's school admission so would like to resolve this as soon as I can. Thank you

Hi May - they submitted a copy with the application so No, it won't bypass or shorten the wider checks we have to complete. The only way it will shorten the timescale is for the beneficiary to receive and then respond positively and as directed in the notice they receive.

Hi Adam, really appreciated for your response. Thank you for clarifying that. Since the only way to speed this up is for the beneficiary to respond directly, could you please confirm if the notice was sent to them by physical post or by email? If it was sent by post, could you confirm which address it was dispatched to? I have managed to speak to beneficiary directly. They have got new address that is not the same as what shown on our registry. I can then inform that to beneficiary to reply immediately as directed. Thank you

Please ignore my previous comment. My solicitor has sent letter to the original address as well in April and they managed to response to her so I guess that address is still working.
