Hi 

We moved into out new property in February... we bought the house outright but have now decided on extending the property so applied for a small mortgage. We have the mortgage offer, but can not proceed as the title plan hasn't been transferres to our names yet. Our solicitor has requested it to be expedited... its only been a week but we have heard nothing yet ... im just wondering if its possible the fast track would be refused as its a new mortgage offer ( offer expiry date is not looming) and we currently have no mortgage ..... I've read so many different things just after some insight .

Hi Vicki - if the mortgage offer aspect has been explained then the request to expedite would not have been refused.
Expedition isn't a magic wand though but simply gets the case to the processing start line sooner, usually within the 10 days quoted.
However how long that process is will depend on a few factors including whether there are other applications involved and ahead of your own and/or whether the application itself is in order. All things your conveyancer should be able to track and advise you on
Reading too much won't give you specific answers re your specific case but just a general outline of what might/could happen
Happy to check and offer a steer if you share the title number/our case ref/plot number/address?

The application was submitted on 24th Feb and is still waiting to be processed. It hasn't been expedited as yet and I can't see any request to do so. Requests to expedite are made through a dedicated channel - Request an expedite - GOV.UK
I'll flag it with the casework team and ask them to expedite it based on your post

Oh wow ok solicitor will be getting a phone call today 


She has our evidance of mortgage offer to attatch to request would.you need that aswell?

Vicki - no need to submit more. If we need more then it will be the actual application and the conveyancer will be contacted if that's the case to request it

Hi Vicki - the casework team need more form the conveyancer. They contacted them on the 9th.
You'll need to speak to the conveyancer to confirm specific details and when they hope to respond

Hi, we have been in touch with the solicitor, they have said they will mark urgent but not sure how long that will be .... is there anything we can provide ourselves to help ? Eg the mortgage offer?
