Landlord title before we can buy a shared ownership!

We are in the process of buying a shared ownership property and need the landlord title to complete before the sellers can do their title. Please can you help as we don’t want loose our mortgage offer!!!

Title number proposed which is being delayed by the landlord title to be done SF680155

waiting for landlord title to complete and been told there is 8 cases infront of ours! Is their anything you can do to escalate this to complete as we don’t want to loose our mortgage offer

There is already an expedite on the application!

Kayleigh - The delay is because of the registration of the landlord's title.  We have expedited that application but are not in position to complete the registration until our queries are resolved by the conveyancers who submitted that application.  They have been explained the urgency of the situation and asked to resolve the matter as soon as possible, but until then there's not much else we can do.

spoken to somebody from land registry this morning and they advised that it just needs to be looked at by a case worker or senior officer to try and move it up the queue of 8 cases before us. 

you mentioned that there was outstanding information from conveyancers for this application to complete.

please can you advise?  

Or is it the application that is at the top of the queue that is waiting for information from conveyancer before ours can be looked at? 

Kayleigh - As I mentioned in my response yesterday, the delay is because of queries on the application to register the title from which your property is being leased out.  Until we are able to complete the registration of the landlord's title we would not be able to complete yours.

I assume you mean the application from Shakespeare Martineau LLP. I’ve chased the developer today to try and get them to respond to your queries in order for the landlord title to complete and then the latter application SF680155 to then complete. 
 

please can you give me a reference or proposed title number for the application submitted by Shakespeare Martineau LLP so I can chase them again accordingly to get a response for this to move forward.

Kayleigh - We have had an update from the conveyancers to say that they have resolved majority of our queries but are waiting on the issue of the plan.  They have said they are aware of the urgency and will pursue for the outstanding issues to be resolved as soon as possible.
