Hello,<br> <br> I am currently in the process of buying a house, it turns out there is a unregistered leasehold title which has been asked to be removed. We currently have been waiting a while for this now. My solicitor has given the vendors solicitor a stat declaration form for the lease removal. Once the land registry receive this, how long does it take to process?&#160;

Hello Rebecca - it's likely to wait some time unless they request expedition after they have submitted it -&#160;<a href="https://www.gov.uk/guidance/request-an-expedite">Request an expedite - GOV.UK</a>&#160;<br> Expedition then gets it to the processing start line within 10 days usually. Everything then hinges on it being in order of course and the paperwork enables us to remove the noted lease.<br> If they are applying with a stat dec then the case will need to be reviewed by a senior officer and as such I'd expect a wait of at least 2-3 weeks with expedition ut that's a very rough estimate&#160;<br> The key is that they submit first. Expedite second and then it can be hastened and processed asap

Oh no that’s a long time! Thank you for getting back to me so quickly! Once it is expedited do they get a reference number where we can see what the progress is?&#160;<br> &#160;

Rebecca - once submitted they would have the title number and case reference. They can then track progress as appropriate

<p>Hi Adam, we now have the reference number for the application, is there a way we can see where the application is up to and how long it will take. I believe it’s been expedited however that was over 2 weeks ago now. The Land Registry’s reference is P584JXT.&#160;<br> &#160;</p>

Hi Rebecca - submitted 17th June. Expedited. Partially processed on 21st June but complexity of case means it has to be considered by a senior officer. Once that has happened we will know next steps inc whether 'more' is required&nbsp;<br> Expedite status means that will happen asap<br> CH384829

We were under the impression a notice has gone out and if nothing is heard back by the 16th of July everything will be approved. I rang to ask if there were no objections by the 26th how's long would that process take but the person I spoke to said it was with the legal team on the 21st and they were requesting more information. Please can you provide an update? Our mortgage offer runs out soon as do our buyers, so it’s becoming more urgent to get this over the line.<br> Thank you in advance!&#160;

Hi Rebecca - unsure where you got that 'impression' from as the application is being processed as explained in my previous post.&#160;The application is to request removal of a noted lease and the supporting evidence needs to be considered by a senior officer to decide if it's sufficient or not&#160;<br> No request for more information has yet bene issued but that could be a next step depending on the senior officer's decision<br> If you are contacting us I would recommend sticking to one contact channel to avoid uncertainty/confusion.&#160;<br> The 'impression' though I assume came from the conveyancer<br> CH384829

<p>Hi Adam,</p> <p>Thank you. Yes the impression well an email forwarded was from estate agent and conveyancer to say notice was served and if nothing objection can be approved after the 16th of July. Does that process happen quite quickly?<br> &#160;</p>

Rebecca - can I just check that this is an application affecting a Number 9 in Wilmslow?<br> I ask as no such wider checks are underway so the EA/conveyancer info appears to be flawed<br> CH384829

The estate agent have forwarded on an email from land registry in relation to number 9 but from further looks it appears a different reference so must be a mix up on estate agents end. No wonder all this was confusing me!&#160;<br> So for number 9, we are still awaiting the senior officer to review?&#160;</p>

<p>Thanks Adam that’s really helpful and clears somethings up. With this being 3 weeks now since it was expedited can we expect to receive something any day now? Is there anything else we can do to expedite so the chain doesn’t fall apart?&#160;</p>
