If the estate of a deceased owner transfers an unregistered property, should the FR1 applicant be the personal representative of the estate as transferor OR can the applicant be the transferee? (There would be a DL and TR1 alongside in either case, correct me if I'm wrong)

Smaley I - anyone can apply and it's really up to the mortgage lender first, conveyancer second and buyer third as to whether the seller registers it first or not before the buyer completes. In both scenarios there would be a form FR1, form Dl and a TR1 as you state although the personal representative could apply to register themselves in that capacity and not need a TR1 to do that
