Hi.  I purchased a 25%share (leasehold) of a new build property from a housing association on 14th April 2023. Due to the builders being delayed my mortgage offer expired (twice!!) and so my parents lent me the money to complete on the house.     I always had the intention to remortgage to pay them back as they were due to retire this year and need the money for their retirement.   
It appears that my application to register my lease is still not registered. I now have a mortgage offer but the conveyancer needs me to expedite the registration of the lease(?) as the bank will not allow them to progress without this being registered. 
I have the following details regarding this transaction ( see attached photo:  it states the application type is “

Dispositionary First Lease“.   My question is which option should I select when entering my request online?  Application to update the register or Application was for a new lease? Or something else ??
should I quote the existing title number or the new one to be created ( as the separate plots are created?)

Once I have submitted my request do I get an acknowledgment or do I just wait to see if it is approved?  How long is this process currently taking, as I can’t bear the thought of my offer expiring on me again!!
Do I need to include any further documents other than my mortgage offer?

Hi Alice - so it's a new lease; quote the new title number and the case reference (ABR)
You'll get an acknowledgement re your request and confirmation once approved
Just a copy of the mortgage offer is fine
Expedition gets you to the start line for processing - everything then hinges on it being in order and nothing already pending on the landlord's title delaying matters for you

Thanks very much for your reply.  I have completed the expediting request and added all the information I have, including the mortgage offer.  Hopefully this will be OK to get this moving with my conveyancer.

Alice - it's been partially processed but we need more from the conveyancer. They were contacted yesterday and hopefully they can respond quickly.

Hi Adam

is this the conveyancer that handled my sale originally?  I can try and chase them for the information as they are not known for their speed of response.  Do you know what information was required?

Hi Alice - the conveyancer who acted for you re your new lease/purchase. Whether you chase them or not is entirely up to you but hopefully they will respond swiftly
I do know what was requested but we would not share such details here - very much something the conveyancer needs to confirm and provide details on as your legal rep

Hi.  The solicitors have said they have replied to the Land Registry, would you be able to let me know if everything has been sorted out now with my title?
