Hi - we are awaiting purchase of a property, dependent on the seller registering the freehold to himself, he is currently the leaseholder. We are informed it is currently being processed with land registry but do not have the case number from the conveyancer. Is it possible to find out the status?

24 Coldershaw Road, W13 9DX

i Alan - I can't see any record of an application to register the freehold. I'd speak to the seller and ask him to confirm the title number and case reference if an application has bene submitted. I can then check again for you

Hi Adam, thanks for your earlier reply.

Would you be able to advise if there has been any application for freehold transfer of W13 9DX 24 Coldershaw Road now?

Thanks

Hi Alan
Apologies, I still can't see any record of an application to register the freehold. I'd speak to the seller and ask him to confirm the title number and case reference if an application has been submitted. I can then check again for you

Hi

I have the application number now, it is AGL645890 ref JA9DB02.

Would you please be able to advise the status? Thanks

Hi Alan - it is showing as having been received of today's date. If there's an urgency, such as you can't complete until it is processed
They've requested expedition on submission which would have been missed but for your post. They should have requested it separately - Request an expedite - GOV.UK
I'll flag the request with colleagues to have it made an expedite

Adam - thanks for your prompt reply. Yes it you could please flag it for expedite that would be much appreciated, as it is holding up the sale of the property.

Do you know roughly what the timeline for expedite is at the moment to get this processed and the title changed (assuming they have submitted the supporting documents correctly with the application)? Thanks

Alan - expedition gets the case to the processing start line, generally within 10 days. After that it all depends on the complexity and whether it's all in order. That's explained in the link I provided

Hi - sorry I know I am a bit early with asking, but is there any news if the application has been looked at yet? We are just gauging whether to get a new mortgage offer on the property as our current expires at the end of May 2025.

Thanks for your help

Hi Alan - processing has started but due to the nature of the application/supporting evidence provided it needs to be considered/approved by a senior officer. That will happen asap due to it's expedite status
I can't be definitive re timescales at this stage

Hi Adam thanks for your help so far, much appreciated. Are you able to advise if a Senior Officer has managed to look at this case yet? Thanks

Hi Adam - sorry to ask again but has there been any movement on the case? Thanks
Posted Wed, 14 May 2025 11:43:01 GMT by Adam Hookway
Hi Alan - it's currently on referral for a senior officer to consider the application to confirm whether more is needed from the conveyancer. Expedition ensures that will happen asap but impossible to be definitive re timescales at this stage

Hi Adam - is it possible to know if the senior officer may be able to look at the case this week, or to escalate to ensure it is? Sorry I know its already expedited but we are reaching a very critical point in the sale. Thanks for your help
