Application status

I submitted a title transfer request for title ON115954 by post on 31 July. The current estimated completion timeframes (HM Land Registry estimated completion timeframes - GOV.UK (www.gov.uk)) state that almost all ownership changes are processed in 6 to 12 weeks. As it has now been 13 weeks I would like to check on the status of my application. It is not yet urgent but is likely to become so in the near future. Many thanks for your help.

Josh - received 11th August so the Assent/application and ownership is protected from that date. It's waiting to be processed.
The processing times are based on an average only so some will wait longer than others before being processed
If there's an urgency then you can request expedition as you are already aware

Thanks Adam, I appreciate the quick response. Could I just ask for clarification in relation to expedition? If I am selling the property, at what point can I request expedition? Is confirmation of an offer received and accepted sufficient evidence to request expedition?

Josh - once you have a confirmed buyer then the urgency clicks in. So yes re the confirmation you mention.
We need to try to avoid expediting applications based on say 'we might want to sell soon' or we are marketing it for example as whilst the speed of which a buyer emerges can be very quick it can be a long wait also
We have to draw a line somewhere as you clearly appreciate
