I'd really appreciate some urgent help with the removal of a pending application for title DY497171
I am waiting to complete on a remortgage that is holding up an onward purchase for completion today, I am told by my conveyancer there is a pending application on the title and they cannot proceed. The law firm who lodged the application are supposedly cancelling it (Priority Law) but it is still lodged and is holding everything up.
Is there anyone here who can advise and assist?

Philip - Priority Law need to request that their application is withdrawn/cancelled. They have not done that as yet.
They can do that through their secure portal or using our contact channel

Thanks Adam for the very prompt reply and I appreciate the help.
I have chased up my conveyancer again and they are chasing up Priority Law.
As it stands has anything changed? I would check myself but I do not have access to the portal

Philip - no change at this end. I will flag with colleagues t see if they are able to cancel the application without the conveyancer requesting same as it would appear that the application was in essence a repeat of one already submitted by another conveyancer to remove the same restriciton

The conveyancing team leader at the firm I am using have also advised its a duplicate however they need Priority Law to remove it.
If anything could be done at your end that would be appreciated so much

Once again I've been told that it is being looked at by Priority Law but can you see any evidence of that at your end?

Just to offer some more background information on this if it helps at all. Birchall Blackburn Law (who you can see have lodged an application for a Mortgage charge) are dealing with a Let to Buy remortgage for me. Earlier on in the process they had to engage with Priority Law (who respresent the previous freeholders Kingscrown Properties) to deal with removal of a restriction in favour of Kingscrown as they no longer own the freehold and have no interest in the property (freehold title DY448366).

This was dealt with on 7/11/2024 but it seems like a duplicate application was lodged by Priority Law the next day to remove the same restriction, that had already been removed. This is an invalid request. I understand you cannot act just on my instruction alone and that this is Priority Law's mistake, we have raised this with them and are actively pursuing them. If there is anything that can be done at your end this would be sincerely appreciated as this remortgage is providing onward funds for a purchase that should have already completed and is impacting many people.

Philip - all noted and appreciated. Priority Law have now submitted a request to cancel their application so that should be done today and I'll flag it with colleagues
