Good Afternoon,

I am in the process of purchasing 71 Chandos Street Hereford HR4 0EY (Title: HE118867).  The property is next door to The Chandos Street Methodist Church (Title: HE43936)  The church has been converted into a dwelling.  The boundary on both titles is shown as the church wall. 

An application has been submitted by to the Land Registry via a solicitor, by the current owner of 71 Chandos Street and the Church nest door, to have the side access split down the centre so that both properties can have access.  This is something we as the purchaser are in total agreement with and makes perfect sense.

The application was submitted on 19th March 2025.  The current owner of property has said that he is waiting for a reference number from the Land Registry as acknowledgement that the process of the change has begun.  Once he receives this, he can expedite the change.
There are only 3 properties in the chain and the purchaser of my property is getting impatient and putting pressure on for a completion date as the boundary change is the only thing we are all waiting on.  I need to manage his expectations.  Please can you advise how long the process takes?  are we looking at days, weeks or even months and is this something we can expedite once the reference number has been given?

Good afternoon Tony - the application has been expedited already and is waiting to be processed. Applications of this type require special consideration. Impossible to be definitive re timescales at this stage but expedition should ensure processing starts in the coming days
The application is with regards a determined boundary - Boundary agreements and determined boundaries (PG40s4) - GOV.UK
The first title is actually HW118867

From reading the Land Registry web page, it seems like a straightforward change with everyone being in agreement. Fingers crossed that the application will be expedited and special consideration given.  The web page mentions 10 days for expedited applications and up to 14 months if not.  The latter will without doubt cause the purchasing chain to collapse.

Tony - it's been expedited as stated. Everything now hinges on it being all in order. Expedition gets the case to the processing start line. It does not guarantee success/completion within 10 days

Morning Tony - the case is still on referral re next steps but the team have escalated matters further and as such I would expect/hope that they will be in touch with the conveyancer later today/tomorrow morning. I suspect 'more' is going to be needed but can't be definitive as yet 
I'll post again when that contact has happened

Good morning Adam,

I have spoken to the owner of the property I am purchasing who has confirmed that there is further work required but he isn't sure what that work is.  He has attempted to make contact with the case worker at the Land Registry to find out what the additional work is but has been unsuccessful.  Is this something you can assist with.

Good Morning Tony - there's nothing I can do via this public forum. I can see that the owner has been in touch and that contact record has bene referred to the casework team to consider and respond to.
I have escalated that referral with the team and they will contact the owner asap. I can't be definitive as to when that will be
