Good evening
I hope you can help. 
We need to confirm that the property we are waiting to complete on is undergoing title registration with your service; this is the first registration of an older property opposed to new build.
We were advised following purchase in december (as per attached) that the process could should take 11 days back in February. However it was then confirmed it would be 21 days following being expedited. We are now at the end of May, and are receiving limited to no information from the sellers solicitors. Are you able to confirm if the application has already been submitted and is in process please? and what the current time frames are so we can update the rest of the chain.
The property address is Nant Gwinau Fach, Brynamman, SA18 1Nq.

G M Tomos - the application was submitted on 2nd May and has been partially processed. THe application involves a claim as to ownership of land adjoining the address quoted and as such there are a number of stages to pass through, hence the time it is taking. 
The first stage is consideration of the supporting documentation submitted as part of the claim. That has now been done and Stage 2 is a site visit/survey. That is being arranged and the applicant's will shortly receive letters explaining what they need to do to assist with that site visit. Once the surveyor has visited the site they then report back to us as appropriate. The site visit normally happens within 2 weeks
The 3rd and usually final stage is a review of that report alongside the original claim and if all in order we then carry out wider checks by contacting adjoining land/property owners as appropriate to see if they have any objections. Those wider checks will often take up to 3 weeks to complete.
The timescales you refer to appear to relate to the initial expedition and stage 1 processing. A claim as to ownership will always have multiple stages and each relies on the previous one being successfully passed.
As things stand I would expect the registration to take at least another 5-6 weeks and that is only if everything is in order and no complexities arise.

G A Tomos - we do have the OS report. We have written to the applicant on 12th June. Wider checks, if any, won;t start until after their response has been received and considered.

Hi Tomos - It is not possible to say how long the consideration may take.  We aim to look at any correspondence received as soon as possible, but after that how long it may take to resolve it or complete the application depends on the issue and and what, if any, further action is required.  Each application is dealt with on its own merits so the timescales will vary. 

I am checking with the caseworker about your application so will update you here if I have any news.

Completely understand regarding resulting actions. Is more just wanted to confirm what those actions are if any. Would just be good to know as these soon as possible in order to update the chain the sale the property is linked to. Just to ensure we are open an honest with everyone being effected.

Hi there.

We were told by the solicitor that on the 26th the property was registered. However today have been told we are waiting on yourselves  for paperwork? The Title document and Wayleave agreement. Can you confirm what the hold up is please? This is now causing a delay in finalising, as well as costs in storage etc.

Believe title CYM888117 and title CYM868974 were suppose to be combined. 

Can you confirm if that is the case and that both are now registered under 1 title?

Tomos - they are two separate titles with separate classes of title so they can't yet be combined. The first is an Absolute title whilst the second is a Possessory one

Tomos - that's an option and if it's a property plus land and you are buying with a mortgage (charge) then the one charge can be secured against both titles. Very much a Q for your lender to answer though rather than ourselves
