I have purchased a property for £980k which consists of a mix of unregistered land (main plot with residential building) and registered land (small field additional to main plot). to be clear, both plots of land are purchased at the same time as part of a single transaction.

What would the total fee be to register the transaction and both piece of land (unregistered and registered)? 

Would the fee be £655 for unregistered land (based on £980k value) and £295 for the registered land (based on a value of £980k) which means the total transaction value is a false £1,960,000 rather than the actual transaction value of £980k.

Andrew - separate applications in form FR1 and AP1 are required and you will need to apportion the amount paid to each application and pay the appropriate Scale 1 fee for each
So not how you have suggested but with the £980K apportioned

Thank you so much for your very quick feedback!  

My conveyancer wants to apportion £980k to both pieces of land which seems crazy to me. I thought your answer was the most logical answer.
