Transferring Joint ownership of property to Sole Ownership (Cost and Forms)

Hi,<br> <br> Property is held in joint ownership in my and my wife's name. <br> It is mortgage free. <br> The value is probably 1.2 million at present. <br> <br> I would like to transfer the property to her only.<br> <br> * I know i need to do a TR1 form (Simple enough Transfer from her and me to just her)<br> * I know i will need to get a Doctor to sign a ID 3 Form (Simple enough)<br> <br> * Its the AP1 form i am confused with. What is the fee for this non-monetary transfer. Is it schedule 2 for the price of my share of the property ?<br> <br> Are there any other forms i need to complete. <br> <br> Thanks<br> <br>

Hi Shah - the fee is payable under Scale 2 on half the current market value. Complete panel 4 of the form AP1 to refer to Transfer not for value - Full market value £1.2M - and pay appropriate fee<br> Forms AP1, TR1 and ID3s are the forms required - <a href="https://www.gov.uk/registering-land-or-property-with-land-registry/transfer-ownership-of-your-property">Registering land or property with HM Land Registry: Change the registered owner name - GOV.UK</a><br> <br> Land registration is complex, designed to protect legal and financial interests in property.
