Hi, 

I am making a postal application for adverse possession of unregistered land that forms part of my property. 

The website states there is 'minimum 25% reduction' of the fee for voluntary first registrations. My property is valued at £550,000, could you please confirm the correct fee liable before I send in the application? Is it £495? That is slightly more than 25% reduction.

Hi Em Lee - the fee is payable on the current market value of the actual unregistered land, not the whole property.

I don't know how to assess that, would it be a percentage of the total area? Basically part of my property (kitchen and bedroom above), shows as unregistered. How do I calculate the value of that section of the overall property?

Em Lee - I would suggest speaking to a local land/estate agent to establish how they might value a property/the part of the property for example. It doesn't have to be exact as you can 'fit' the valuation into one of the band widths provided e.g. 'Between £110K and £200K'
