Hi, I'm sure the answer is out there, but it's a minefield. My mother passed away, and she was sole the owner of the property with no outstanding mortgage. House was left in equal shares to 2 kids. One (me) is the main executor, and I need to change the name on the Land Registry title deeds (assent) to pass the house ownership to two siblings in total. Property value is approx £385,000. I believe the fee is either £45.00 or £100.00 and falls under scale 2 as the property already has deeds, but am unclear. I have a govt gateway ID but a personal account, not as a business. Any advice would be appreciated.

Hi Kevin - the answers are always out there but it's all about finding what 'fits' your specific scenario
Best place to find it would be our online assisted guidance - HMLR Guide: Start - External  · HM Land Registry
You'll need forms AP1, As1 and ID1/ID3 re identity verification 
The fee is payable under Scale 2 on the current market value so £100 as it's a postal only application 
HM Land Registry: Registration Services fees - GOV.UK
Your gateway ID is related to you as a person and not a property so won't work with an application with HMLR

Hi Adam, many thanks for the quick reply.

That makes sense, as I'm sure I need to send grant of probate, etc by post. I am in progress with the AP1 and AS1, and I believe it will be an ID3 as I'm doing it myself. Already have a ton of windows open on the HMLR website.

Kevin - it can be straightforward. Take a form at a time and use the linked guidance/explanatory notes to help. I'd do the AS1 and AP1 first and once sorted then do the ID3 verification as appropriate
