Hi, Our solicitor said we need to pay £45 to the Land Registry to remove the Help to Buy as a second charge. We will pay off the Help to Buy by using our own savings, without any mortgage. We're not doing a re-mortgage at this stage. May I know if our solicitor needs to pay the Land Registry admin costs to discharge of this charge for us, which involves removing the entry from our title deeds? Many thanks!

Hi Min - There is no fee payable for discharge of a charge. Please refer to section titled Applications exempt from fee in our Registration Services Fee Guide - https://www.gov.uk/guidance/hm-land-registry-registration-services-fees#applications-exempt-from-fee Hope this helps.
