Hello,

I am purchasing a 10% share of a property. The full value is £370,000 so the share I am purchasing is £37,000. Is the land registry fee payable on the full value or just the share I am buying? I've had quotes from several solicitors and some are saying it will be £45 (on share only) and others quote £330 (on full value)?

Hello Nicola - The fees for recording the purchase of additional shares in a shared ownership property (referred to as "staircasing") are treated as an application for alteration of the register. The applicable fees depend on whether the application is submitted electronically or by other permitted means.  These fees are fixed under Schedule 3, Part I(13) of the respective Fee Orders.  

If the application is submitted electronically (only possible for conveyancers who are subscribers to our Business eServices) then it is £20 or if submitted by post then it is £40.
