Confusion re fees for AP1 and AS1

Why is it not clear anywhere to establish whether a fee should be paid for both of these forms/applications? AP1 clearly includes a panel that prompts for the fee payment and amount based on market value of the property being transferred. However, there is no reference to a fee on form AS1. The Assent, due to bereavement, is for no transactional monetary value, and I found reference in an hmlr fee table to a fee of £45, currently, for this, but nowhere to add it on the form.<br> <br> It could and should be made clear for what is a common process to be navigated by members of the public in dealing with otherwise uncomplicated estate. <br> <br> Your rep stated in an answer to someone else asking this question, that scale 2 applies and, for the market value of the property in that case, a fee of £70 was payable.  The lady posing the question had asked for clarification on her understanding that the fee to be paid was £110.... the rep stated there was no fee of £110. But the lady was adding £70 for AP1... transfer, to a fee at that time of £40 for Assent.... thus, arriving at £110. I feel her frustration.<br> <br> I'll enter two fees in the panel on form AP1, one for Assent - value 0 - fee £45; the other,  Transfer - value 180k - fee £70.<br> <br> Please make this clearer for people! Confusion shouldn't be allowed to force people capable of managing simple estates to have to pay hundreds to professionals who have access to the digital portal.

Kenneth - form AP1 is the application form. Form AS1 is the legal deed by which an executor transfers the ownership to a beneficiary. The two go together but only form AP1 then applies to register form AS1 hence only it refers to the fee aspect<br> I can understand the confusion caused if you/she felt two fees were payable<br> Scale 2 fees - payable just once for the single application - <a href="https://www.gov.uk/guidance/hm-land-registry-registration-services-fees#scale-2-fees">HM Land Registry: Registration Services fees - GOV.UK</a> <br> An application would consist of the form AP1, AS1 (transfer), copy probate and forms ID1/ID3 as appropriate to verify the identity of each party. <br> I hope that helps iron out the confusion

As spouse and beneficiary of the property I am submitting forms AP1, AS1, copy probate and ID 1, also UT1, am I right in thinking I pay Scale 2 fees just once?

Margaret - the AS1 attracts the scale 2 fee. No further fee for UT1 as a result if submitted otgether

Margaret - Panel 4 of form AP1 can list 1) Title Upgrade and 2) Assent
