Hi,

I am helping my father in law make a claim for unregistered land situated alongside some land he currently owns.  He has been tending to it for the last 17 years alongside his current land.

Can I check I am completing the correct form - I have printed off FR1.

If that is correct do I just strike through any sections that are not relevant, as the form seems mainly designed for transfer of owned property.  Whereas the searches completed confirm no owner.

When submitting the form I need to provide a certified ID check for him.  Can this not be done electronicslly now  by the land registry rather than have to pay a convenyancer to certify.

Hi Ian - see our PG 5 for guidance on how to make such an application Adverse possession of (1) unregistered land and (2) registered land where a right to be registered was acquired before 13 October 2003 (PG5) - GOV.UK 
This includes guidance on the form to use and how to submit any supporting evidence 
All land is owned but not all land is registered hence it being unregistered. Complete the form FR1 with regards the application you are submitting and if that means leaving any blank or crossing them through then please do so
Evidence of identity is not required for such an application - Evidence of identity (PG67) - GOV.UK 
Such claims are very complex ones in law and I would strongly recommend that you seek legal advice. Ensuring that you have satisfied the legal requirements re such a claim comes first and before trying to satisfy the registration ones as outlined in the PG 5
