I  removed  my late husbands name from the Land registry after he died 2021 and I thought this was enough to prove sole ownership of my flat.  When making my will I was told that I needed a Declaration of Trust  (DOT) document to confirm  that I was the sole owner. Does any one know what do I do?

Ann - I suspect what is being referred to here is linked to your beneficial ownerships and how you both held them, perhaps as 'tenants in common'?
For example did you sever your joint tenancy and/or apply for a form A restriction to be added to the register?

You can search online to check the register - Search for land and property information - GOV.UK
Is that what perhaps someone has referred you to?
If it is and you are in fact now the sole legal and beneficial owner but a form A restriction is on the register then you will need to apply to cancel it

An application to cancel a Form A/joint ownership restriction must be made in Form RX3 together with evidence to show that the restriction is no longer required. If you are the registered owner, you can use form ST5 to supply the necessary evidence in support of your application.

There is no fee payable.

Thank you so very much for your reply, it really helped me to understand why this restriction happened. I know I am a sole beneficial owner, I did fill form ST5 in haste so will await a reply  hopefully because I only have verbal truth  about my sole beneficial  beneficial ownership. I will go to the Solicitor who did the  legal work as he made sure that if  anything  happened to either one  the other would become sole owner (that was between my  husband and I)
