Please can you tell me if X021VKV has been accepted for expedition, sale pending completion 19th june

Mandy - that is a second application, this one from the creditor, submitted after the other expedited application you contacted me about this week. It doesn't require expedition but swift consideration to see if it can be accepted in lieu of the wider checks started on 9th June. I have flagged it with the casework team to consider and will update you when I have something concrete to share

Morning Mandy - the applications can't be completed as yet and the casework team did write to Creditfix to explain why on the 11th June. We require Hanover Insolvency to respond positively to the notice served on them and they have until the start of July to respond.

Morning Adam. Thank you again for your response. Just to clarify; So there's nothing more that creditfix can do? It's just waiting for Hanover to respond, even though the debt was passed to creditfix and they have sent the court order of change over to land registry. If no response from Hanover, does the restriction get automatically removed then? Would that happen on the 1st July? Just so we can inform the buyers who are expecting completion on 19th June. And just to clarify that this is definitely for title number DY284121 Thanks again, Mandy

Mandy - that is all correct. If Hanover do not respond the case is reviewed and all contact channels checked for a response. That will usually happen PM 2nd July or AM 3rd July. After that the register will be updated and confirmation issued. DY284121

Good morning, I have spoken with the iva company and they say the first application had a mistake on it, and it had named Hanover on there, they were never involved, and shouldn't have been in the form. So on Friday liana from creditfix said she asked for that one to be cancelled and submitted a new application X021VKV with the correct information of starting with Gregory Mullarkey (who is named on land registry)then moving to David rankin ( the supervisor) and the court order showing this, and signatures so this could be used and expedited Please can you advise, as sale is due to complete this Friday

Mandy - I'll pass your comments on to the casework team to consider. The application makes no reference to what Creditfix advised you but will see what the casework team can do in the circumstances

Aww OK, thank you. I will wait to hear from you, i have also gone back to iva company as she reassured me she had Submitted a new RX4 with the court order attached and all information required for the property DY284121 It is so frustrating as the IVA completed 6 years ago and sale waiting on land registry removal

Mandy - I feel your frustration re the IVA. The casework team have advised that what Creditfix have now done is simply lodged a new application and not changed anything re what we actually need to do. If we did cancel the original application, and they have not asked us to do that, it would prolong matters as we would have to start wider checks at a later date. The only option I can suggest is to pursue the contact with Creditfix and their links to Hanover Insolvency to elicit a positive response from the latter to the wider check.

The IVA company creditfix have just sent you an email - please see below. As my sale is due to complete this week, I would be grateful if you could confirm the current position and how the casework team intend to proceed, so that I can update my solicitor.If the original application is to remain active, please could you confirm that it continues to be processed.If the new application is now being considered instead, I would be grateful if this could be treated with urgency due to the imminent completion date, and let me know if my solicitor needs to request expedition on X021VKV Dear Sirs, Please note that I am writing to request the cancellation of the application to remove the restriction relating to 121 Holbrook Street, Heanor (DE75 7BA), which was lodged on 08 June 2026. The reference number for the application is R556QKV. The title number is DY284121. Grateful if you could please cancel the application as this application was incomplete. A new application for the removal of restriction has been lodged for the same property under reference X021VKV. Please consider this new application. Thank you. Mandy - I can see no record of receipt of any recent (last 2 days) emails from them re title DY284121. However I should stress again that if the earlier application is cancelled the circumstances re the removal of the entry will not change and wider checks will be needed. Cancelling the earlier application will cancel the earlier check which is already underway. A new wider check will be started re the second and older application which will cause a new expiry date to be set. I would suggest that if Creditfix or your solicitor feel that there is another way of applying for removal, that negates the need for wider checks, that they contact us direct. I totally appreciate and understand why you are trying to manage the issue through this public forum but the applications were both lodged by Creditfix and it is for them to manage them as appropriate. I fear that what they are trying to do for you is likely to delay the process yet further. Whilst I can share your own commentary with the casework team the details will not trigger an alternative processing as these are not your applications - sorry to sound so harsh but you must rely on Creditfix here and if more is needed please do speak to your solicitor as well.
