Required forms

Hello 
I own a property with my wife as tenants in common.
My wife passed away, leaving her share of the house to our 2 sons.
There is no mortgage on the property.
value of the property is £575,000

I would like like to apply for a change of the title at HM Land Registry.
But not certain which forms we need to submit & fees to pay please 
Form AP1, AS1, ID1,... etc ??
Please can you give us some guidance, much appreciated.

Hello Khaled - I'm sorry to read of your loss
Our online guidance explains how you can now transfer the ownership to yourself and your sons as appropriate
So forms AP1, TR1 and ID1 or ID3 re identity verification
If the Transfer is by way of a gift (so no monies involved) then it's a Scale 2 fee on two thirds of the current market value. So £100 fee and complete panel 4 of the form AP1 to refer to 'Full market value £575K' and pay the stated fee
