My sister and I are sole Executors and beneficiaries of my Mum's will. We have Grant of Probate. My sister and I have agreed that I am taking a property in lieu of consideration from the estate. I want to put this property in both mine and my husband's name. Do I need to complete a TR1 in addition to the AS1 to put the property in our joint names, or can I put both our names in panel 6 of the AS1 and then do I put my sister and myself as transferors and myself and my husband as transferees in panel 14 of the AP1 please?

G Wilson - just the one transfer needed and that would be the TR1 in your scenario. Forms AP1 (application form) and ID1/ID3 as well for each of you

Thank you for this. In panel 8 of the TR1 would I select the 3rd box 'Insert other receipt as a appropriate' and put something along the lines of 'In part satisfaction of G Wilson's entitlement under the will' ?

G Wilson - not something we can advise you on above and beyond the guidance we provide online on how to complete form TR1 https://www.gov.uk/government/publications/registered-titles-whole-transfer-tr1/guidance-completing-form-tr1-for-the-transfer-of-registered-property

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer. https://hmlandregistry.blog.gov.uk/2014/02/24/conveyancing-solicitor-or-diy/
