I inherited my mother’s house when she died 8 years ago. I gave half this house to my daughter and registered it in both our names as joint owners. &#160;I am now wishing to transfer my half of the house into her name so that she becomes the full owner of an inherited house. &#160;How do I go about doing this? &#160;(I do not live in this house, she does.)<br> <br> &#160;i

Hi Eve - the legal title is transferred as a whole in such cases so you need a TR1. Form TP1 is used if you were both transferring say part of the garden.<br> Complete panel 4 of form AP1 to refer to the Full market value £X and pay the fee on half that value

<p>Dear Adam</p> <p>Sorry for asking this ‘silly’ question, but it is a very important one for me. &#160;Are teachers allowed to verify ID3 forms or is it solely the people on the current list? &#160;The current list seems pretty short and it can be difficult to find an MP who has known you for longer than a year and who is willing to do this for you. &#160;Also, not everyone has access to a dentist, and my doctor’s surgery for instance, will not do this for you. &#160;What can be done in this case?</p> <p>Regards</p> <p>Eve</p> <p></p>

Dear Eve - only the people listed in PG 67 are acceptable re form ID3. The list is indeed short and that is deliberate as we have to carry out wider checks to confirm the verification has been done and rely on those checks to help prevent property fraud.<br> If you can't use form ID3 then you will need to find a conveyancer and have your identity verified by them using form ID1

Good evening Adam<br> <br> Following the death of her mother, my friend inherited the house and submitted the relevant paperwork and cheque to the land registry to have the house put in her name.&#160; The forms were sent off in late June and she received an email from land registry informing her that paperwork would be completed by 29 October and that they would contact her should they need any additional information.&#160; To date, she has not heard anything from land registry; the deadline of 29 October is well overdue and most importantly, the cheque for land registry has not been cashed.&#160; Do you know what may be happening here Adam, as there appears to be no telephone number or email she can contact anyone on.&#160; Perhaps you could let me know how she can get in touch with them because she is really worried that perhaps someone has lost or binned her application.<br> <br> Thanking you in advance.<br> <br> Kind regards Eve<br> <br> &#160;

Good Morning Eve - the deadline you refer to was an estimate only so not a target date or promise it would be processed by that date. And applications are not binned&#160;<br> Once processing starts the casework team will contact the person(s) named as submitting the application. Please be reassured that will happen and to wait for that contact as appropriate&#160;
