My mother passed away and she owned 2 properties. My brother and I are both executors and beneficiaries of her estate. We are wanting to transfer one property into his sole name and the other property into my sole name so we are completing 2 sets of forms. Panel 4 - Do we use Scale 2 fees calculator? Panel 6 - Do we put both our names as Applicants or just the person who is getting that particular house? Panel 7 - Same question as panel 6 really. Are we both lodging the application? Panel 9 - Which box do we tick and if I am moving into Mum's house, do I put my current address (that matches all my other documentation) or do I put Mum's address? (the house where I will soon be getting my mail sent to) Panel 13 - I assume we leave that entire section blank as we are not using conveyancers. Panel 14 - I REALLY don't understand. It says to complete if the application is being sent by someone who isn't a conveyancer ...... then asks for the name and address of the conveyancer?? Can anyone give guidance based on our scenario please? Thank you in advance

Diane - if you are transferring for no monies then scale 2 applies to current market value of the title being transferred. Panel 6 is for the name of the person to appear on the register, the transferee. Panel 7 is whoever is actually submitting the application. Panel 9 should be completed to refer to the new owner's address for service, which again will appear on the register.

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Whilst you don't have to use a conveyancer we would always recommend that you do as they are familiar with the forms and process, can verify your identities and offer legal advice as appropriate

Hi Adam. Thank you very much for you help. Re your first response, you refer to Panel 6 twice but did you mean to put panel 7 when you said it is for whoever is submitting the application - and because we are both executors, do we put both our names down to submit the application for a property to be assented into one of our names? My question re Panel 9 explains my, the new owner, will be changing addresses so do I put both the old and the new address down? Both my brother and I have already paid for an ID1 form to be completed by a solicitor so we have that in hand but could you try to answer my question re Panel 14 a little more please?

You can both apply or just one of you. Your choice. Panel 9 is simply for whatever address for service you want to appear on the updated register. You need to complete panel 14 by listing each party involved individually - use the linked guidance on how to complete the appropriate panel https://www.gov.uk/guidance/completing-the-evidence-of-identity-panels-on-forms-ap1-fr1-ds2#form-ap1

Thank you. Panel 14 - states the following ......If you are sending an application to register a transfer, lease or charge (ie a mortgage), for each party to each disposition that is to be registered, state in the table below the details of the conveyancer (if any) who represented them. Is Assent deliberately missed off because this section has nothing to do with assent where no funds are being transferred. Therefore nothing I need to complete - or does assent come under Registering a Transfer

Diane - an Assent is a form of transfer. And you need to complete panel 14 as directed and have your identities verified.

Diane - no apology necessary as they are not everyday forms and will require some repeat reading and understanding. Do rely on the explanatory notes on the forms themselves as well as the online/linked guidance. If you work through things a section at a time you should be ok

Hi Adam. Panel 14 - Im putting down my name as the Transferee but do I have to name my mother as the Transferor (deceased) or with it being an Assent and a Grant of Probate, do I not have to state the obvious in Panel 14?
