<span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Aptos,sans-serif;">I am helping my 91 year old mother complete form FR1 as she wants to do a voluntary first registration. She has lived in her property since 1983.&#160; I am not intending using a conveyancer and have various questions:</span></span></span><br> &#160; <ol> <li><span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Aptos,sans-serif;">I have original deeds after 1973 but only copies before that date (1950 – 1968). Do I need to get the copies certified as the originals are not in Mum's&#160;possession? I intend sending originals where they exist, for later deeds.</span></span></span></li> <li><span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Aptos,sans-serif;">As this is a voluntary first registration which of the panels 14-16 do we complete? I have read that 14 and 16 may not be needed for voluntary first registration, but as I do not have some of the original historical deeds I am not clear.</span></span></span></li> <li style="margin-bottom:11px;"><span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Aptos,sans-serif;">I have assumed I can put my own name in panel 7 as I am dealing with this application primarily.</span></span></span></li> <li style="margin-bottom:11px;"><span style="font-size:12pt;"><span style="line-height:115%;"><span style="font-family:Aptos,sans-serif;">Does Mum need to have her ID verified for a voluntary first registration? If so, we intend using a solicitor to verify.</span></span></span></li> </ol>

Julia - 1. Yes - see section 4.4.4 of PG 1 for guidance -&#160;<a href="https://www.gov.uk/government/publications/first-registrations">First registrations (PG1) - GOV.UK</a>&#160;<br> 2. 14 but leave 16 blank or simply add 'N/A'<br> 3. Whoever is lodging the application and then dealing with any requests for more should complete panel 7&#160;<br> 4. No if you have the deeds. ID verification is generally only needed on a voluntary registration where the deeds have been lost - see&#160;<a href="https://www.gov.uk/government/publications/evidence-of-identity-conveyancers/practice-guide-67-evidence-of-identity-conveyancers">Practice guide 67: evidence of identity - GOV.UK</a>&#160;<br> <br> Land registration is complex, designed to protect legal and financial interests in property. Thanks for your prompt reply. Just for clarification, and referring to my original points:<br> <br> 1. So I need to show the solicitor the <strong>copies</strong> of the documents (as we have no original deeds before 1973, only copies). They certify the copies (even though the originals are lost)?<br> 2. Panel 14 - I have checked the box that says I am not a conveyancer.<br> 3. Panel 15 - I have left that blank as advised in your response.<br> 4. Panel 16 - I have put a N/A against parts (1) and (2)

I have the majority of original documents to send with FR1 except for:<br> <br> 1963 conveyance - copy only.<br> 1968 conveyance - only 2 draft conveyances dated one day apart.<br> <br> These are mentioned in the Epitome of Title for 1950-1982, so originals were missing before Mum bought the house.<br> <br> Do I need to get a solicitor to cerify these documents?<br> <br> Are there any other forms that need completed, such as a Statement of Truth?<br> <br> Thank you for your patience.

Julia - epitomes of title are just that a summary of 'original deeds' that need to be shared multiple times. They are created where there's one set of original deeds but multiple conveyances of separate parts as the buyers can't all have the single set of original deeds<br> If deeds are missing then PG 2 explains what's required -&#160;<a href="https://www.gov.uk/government/publications/first-registration-of-title-where-deeds-have-been-lost-or-destroyed">First registration of title if deeds are lost or destroyed (PG2) - GOV.UK</a>&#160;<br> Issues such as these are why using a conveyancer is strongly recommended. We can't tell you what's needed above and beyond the guidance already linked to.&#160;
