Register Transfer and Lease Extension

Our client is purchasing a property and completing a Lease Extension simultaneously. Can I register them in one application (via the Portal)? If so, how, and what would the fees be? The Transfer is £300,000, and the Lease Extension is £50,000.

Irene - you can and a separate Scale 1 fee is payable for the Transfer and Lease extension

Thanks. Under "tell us what your application is about" which option do I use - registering a lease extension, or change of ownership? Registering a lease extension then asks if this involves transferring the lease to a new owner - I said yes, and it then says they have to be two separate applications. Just to confirm, the fees would therefore be £150 for the Transfer and £45 for the lease extension?

Irene - noted and appreciated so the key is the 'order'. I assume from what you are stating that the buyer is purchasing first and has then extended the lease. If so that's the 'order' However if the seller has extended the lease and then transferred that the 'other' order.

And those fees are correct if the lease is part of a larger freehold/superior title, correct

It's the second option - the lease extension is being granted to the existing owner, and then the property is being sold to our client. Does this mean that they will need to be two separate applications after all? I believe they will be the same date, but assume that doesn't make any difference.

Two separate applications. Submit the first and note that the Transfer is then of the newly allocated title
