Hello,
Please could you advise which forms are needed in the following scenario. 
My property is owned as tenants in common between me, my spouse, my father and my mother (the percentage shares are not equal). Recently my father passed away and his share of the property is passing to me as a beneficiary in accordance with his will. I, along with my sisters, are executors of his will; we also have grant of probate.
Please can you advise which forms need to be completed and registered to complete the transfer?

Hello Syed - there is no transfer needed as the legal ownership, which we register, has passed to the surviving joint owners following his death. You need only apply to update the register re the death - HMLR Guide Page  · HM Land Registry

Thank you for the response. Just a follow up query please. The share belonging to the deceased will transfer to just one of the other 3 joint owners as part of the inheritance.
The current split of joint ownership (tenants in common) between 4 people is 35-35-15-15%. The new ownership between the remaining 3 people will be 50-35-15%.
Doesn't the new percentage ownership need to be documented officially somewhere?

Syed - the % split is not something we register or need to record formally. It relates to your beneficial ownerships and is personal/private to yourselves. So nothing to be updated re the % share from a registration perspective
