I have just purchased the freehold for my home, for which I was previously paying ground rent, at a cost of £1799.  The property management company handling the ground rent have sent me a TP1 form, and told me I must send that with an AP1 to the Land Registry.  However, I am unsure how to complete section 14 of the AP1.  For the transferees (myself and my wife), I indicate "none" for conveyancer and provide proof of identity with ID3s.  The transferor (the land management firm) tell me I should give their details in the first column and just leave the second column blank, as no solicitor was involved.  However the guidance appears to state that proof of identity is also needed for the transferor when no conveyancer was used.  Can someone provide guidance on this?

<p>Thank you. I have already looked ay that Practice Guide, but cannot see how a limited company, rather than an individual, should have their identity verified.&#160; I have queried this with the property management company that transferred the Freehold to me, and they state that all they need to supply is the form TP1, and that should be sufficient for me to complete the AP1.</p>

The identity guidance states that &quot;A ID form ...]&#160;is not required where the true value of the land which is the subject of the disposal, discharge or release is £6,000 or less.&quot;&#160; In our case, the charge for the reversion of the freehold was £1799.&#160; Does this mean that we do not need ID2 and ID3 forms?&#160; (I am unsure of exactly what is meant by &quot;the true value of the land&quot;!</p>

Christopher - 'true value' means the current market value so if that value or the actual consideration being paid is less than £6K then identity verification is not required on submission of the application&#160;
