Hello, please can you guide me in what i need to get the information I need to proceed with the sale of my late mithers house. The question i am being asked are somewhat confusing and my sister took all documents from the house. I am the only legal executor of the will and can provide a court order If needed. 
I have accepted and offer on the house but need to answer these questions that follow and im not sure what they mean. 
1.Hello, please can you direct me on hpw or wher or what i need to apply for to be able to answer the following questions. 
I am trying to complete the sale of my late mothers house and have no odea what or how to answer these questions. 
1.Please ask the seller to confirm to the best of their knowledge that none of the covenants contained in the title have been breached.
2.Please ask the seller to confirm that the rights referred to in the title have been exercised without hindrance, objection, or payment, during their ownership.
3.Please ask your client to advise if they have ever replaced, or contributed towards the replacement of any of the fences/boundaries?
4.Please provide covenant consent for the addition of the Conservatory.
I can confirm I am sole executor of the will and can provide necessary documents. I really just need to know how I can obtain the right information.

Hello Ren - for 1-3 you need to read the register and then give answers based on your own understanding as appropriate. 
Q4 - presumably there's a covenant with regards not adding to the existing property - again answer as appropriate

These appear to be standard pre-purchase Qs from a buyer so not something we can advise you on specifically.
