I am dealing with probate and need to know if a relative was the owner of a former property which was bought in 1986 or whether she had in fact transferred ownership and had a form of lease at the property to secure her accommodation there.

1. I presume I should use a HC1 to check. Is that right? How long will this take to process?
2. Presume search of the register will show the lease. Is that right? If not, how do I find out if there was one?
3. The fee is £11. Correct?
4. I thought that I would check the register the day before the property sold in 2015. I presume if there was an arrangement this would show right up until the sale. Is that right?

Susan - a logical approach but the historical information we hold and are able to make available doesn't always match the dates you may have in mind. For example the day before it was sold isn't a date on which the register would be updated.
Form HC1 is used to obtain a specific edition date of the register itself and not just a date one day prior to a sale/purchase
In such cases we ask customers to contact us with the specifics of the title/property involved and details of what it is they are trying to establish. The support team can then check the registered information (inc any stored paperwork) and then respond to advise what's available, how to apply for copies and at what cost.
That could be a form HC1 and old edition of the register but it could just as easily be a copy of a Transfer confirming the change of ownership and form OC2 for example.
