Hi, We are the joint registered proprietors of a property and are currently remortgaging from one lender to another. Our title has a restriction registered in November 2021 in the standard Form 2 wording - no disposition by the proprietors is to be registered unless one of them makes a statutory declaration or statement of truth, or their conveyancer certifies, that the disposition is in accordance with a Deed of Trust of that date. This is a restriction in both our names. The conveyancer acting for the new lender has said they cannot apply to remove the restriction for us, so we intend to apply ourselves to withdraw it using Form RX4. We would be grateful for confirmation on a few points: 1. Do the signatures need to be wet ink where the application is lodged by the proprietors rather than a conveyancer? 2. If we sign the form electronically instead, would you accept it where the application is lodged by us as proprietors rather than by a conveyancer, or could we sign with wet ink followed by scanning it? And is there any way to submit the form itself alongside an expedite request, or does the application have to be posted first? We are working to a tight timescale and would be grateful for guidance on expedition. We are remortgaging to a new lender with completion targeted soon, and the charge cannot be registered while this restriction remains on the title. Thankyou in advance
