Hi quick question

is a mortgage adviser considered a 'Regulated Financial Adviser' for the purposes of ID verification on the ID3 Form?

We are completing a tranfer of equity - my ex partner is happy to come off - but she has only taken basic legal advice and not using the solictor for any of the conveyancing work, as it's amicable.

Hi Andrew - A regulated financial adviser is a professional who provides financial advice and services to clients and operates under the regulation of a recognized authority, such as the Financial Conduct Authority (FCA) in the UK
You'd need to ask the mortgage adviser involved as to whether they fall within that definition and are regulated as a result 
If you look at the form ID3 it requires the verifier to confirm how they are regulated and any membership number for example - that's a further Q to ask them to confirm for you

I take that as a yes, as all mortgage advisers have to be regulated under the FCA.

As an alternative, if we just go to a solicitors simply for the verification and no other conveyancing tasks, would my partner need to use the ID1 instead?

Either was, does my partner then just send it to Land Registry?

Andrew - form ID1 is used by a conveyancer/solicitor to verify an identity, yes. They would not use a form ID3 
Any ID verification must be submitted along with the application for which it has been completed. Not sent separately

From my reading of it, my conveyancer can also do the ID check for my partner if she's not represented.
