Hello,<br> My mother passed away early last year, and has left a cottage to my sister and I. My mothers spouse has created a deed of variation, so that the cottage comes to us. This has been signed by all parties and submitted to HMRC.<br> However the cottage was not registered, please advise if my mothers spouse should submit a FR1 form, and add my sister and I as applicants, so the cottage comes to us ? We have a large trail of documents showing the history of ownership, which I understand cannot be copied and will need to be sent with the FR1 form, along with certified ID1 forms for myself, sister and spouse. Hello Andrew - please see our online assisted guidance on what's required depending on whether your Mother was the sole legal owner or if she and her spouse were joint owners.
If the property is being transferred to your sister and you then it will be a compulsory first registration
