AP1 form- panel 4 valuation- Executor

Hello, I'm an Executor for an Estate. I will be submitting an AP1 form to transfer property to a Beneficiary.
Guidance AP1 -states if no money changes hands, then enter how much the property is worth

Question: AP1, Panel 4
- can I leave this blank and pay the highest Land registry fee? What is the highest fee for Land Registry?
[Until the property is sold [within a few months] I won't know what the value is]
 

Hello Shona - no, you will need to provide a 'full market value' and figure in panel 4 of form AP1
If the property is being sold do you need to register the beneficiary and then they sell? As executor you could for example sell and then pass the purchase monies on to the beneficiary
But if you want to update the register by transferring to the beneficiary then you will need to state the current market value as mentioned
