Hi. We are transferring a property from both our names into just my wife’s. Does she need to sign the TR1 form twice in the execution box as both transferor and transferee? Or will one signature suffice? Thanks

Hi Andrew - one for each is fine

Thanks. One more question - the transfer is for no
money and there is no mortgage on the property. This transaction is therefore exempt from Stamp Duty but the Land Registry website suggests we still need to supply a Land Transaction Return Certificate. Is that correct?

Andrew - if there is no monetary consideration then no SDLT is required. The guidance covers the wide range of transfer scenarios so you should submit any SDLT evidence as appropriate but if none is payable/required then you don;t need to do so or explain
