Dear Land Registry,

My parents jointly owned a property and died within a few months of each other. As a consequence they are both still the registered owners. I am the executor and the sole beneficiary.

Please could you advise which form is appropriate in these circumstances, as the forms seem to assume only 1 surviving owner remains on the register.

Please could you also advise what fee should be paid for the transfer of title in these circumstances.

When submitting your application you should include a certified copy of the death certificate for the first parent to die. 
The guidance is prepared to assist on the basis that the register will have been updated after the first death
The fee is payable under Scale 2 on the current market value of the property - HM Land Registry: Registration Services fees - GOV.UK
