My wife who is director of a management company, has been asked to provide an ID2 form for a lease extension for one of the flats. She has never been asked for this for previous lease extensions, including our own. When we read the Land Registry Web site it only calls for an ID2 for 1st registration of a lease.
Can someone here clarify this please?

Brian - see section 4 of our PG 67 which lists the types of application that require identity verification. And section 1.1.5 of PG 28 re what's required when applying to register a lease extension
Sometimes Management Companies are parties to a lease. Evidence of ID is not required for them, unless they are the landlord or tenant (or attorney for them)
Do check and confirm with the requestor

Hello Adam
Thank you very much for your reply which my wife (Shirley) communicated to the solicitor concerned. He subsequently wrote to her and admitted that the ID2 form was not required.(!!!). He did however ask her to attend his office and bring forms of ID with her. She is very apprehensive about doing anything after his admission that he was asking for something that was not required. She is concerned that the owners of the property are being charged for unneccessary paperwork..
Should she be asked to do anything other than sign the lease extension (which she has done and she has posted to the solicitor) She has done this before for other lease holders on the development and indeed twice for 2 of our own properties. Never has she been asked to provide anything other than her signature on the lease extension.
Regards
Brian

Brian - conveyancers and others will have their own requirements re identity verification as well and can sometimes rely on our forms to complete such checks for themselves. I'm not suggesting that's what has happened here but something to bear in mind.
If you have concerns over the actions/advice of the conveyancer then you should consider raising that with the firm through their complaints procedure.

Hi Brian, I'm in the same situation as my solicitor is requesting that the director of the management company completes an ID2 form. What was the eventual outcome for you?
