Giving Share to Son

My wife and I together with our son and his wife are joint tenants of a property. My wife and I wish to gift our shares to our son and his wife.

1. Do all parties need ID1
2. I assume that an AP1 is required
3. Is form TR1 the form to complete the transfer

The transfer is for no money (or monies worth) and is valued at £200,00. Is the total fee paid on £100,000 scale 2.

Paul - yes re all needing to have your identities verified. Form AP1 is always required if the property is registered. And form TR1 is the correct Transfer form whereby the 4 of you transfer to just the 2.
Scale 2 on half the current market value of the property. State "Full market value" and the amount in panel 4 of the form AP1

With respect to TR1, I am assuming that all 4 persons (2 transferors and 2 transferees) are required to separately sign as a deed and each signature separately witnessed. Is this correct?
