Hi Adam

How soon will the form be implemented please?

Hi Rachel - average wait times are around 4 months at present. But your application is protected from the date of receipt.

Does this mean the home rights notice will have been removed now? Sorry to ask, the sale of the house is ready to complete.

Rachel - No. It means it is waiting to be processed but the fact that an application has been submitted protects the removal.
If there's a house sale reliant on the application being processed then a request to expedite it should be submitted. But in the circumstances I'll ask colleagues to expedite it based on your contact here. Expedition reduces the remaining wait time and hopefully it can be processed quickly from here.
Two things to flag are that expedition is not a magic wand so everything has to be in order before we can remove the Notice. And as you have submitted the HR4 based on a signed-release we may have to serve notice on you to confirm that it is genuine/in order to remove the entry. If we do then you must wait for receipt of that notification and respond as directed in the notice received.

Hi Adam, please can I check if this has been expedited, or if I need to submit anything?

Hi Rachel - it was expedited as per my previous post. So it's now waiting to be processed and hopefully that will be soon

Hi there, I sent an HR4 form in the post today. Will receipt of this form be enough for the sale to progress on the house? Will this hold up the process in any way?  Title number ND163789. Many thanks.

Hi Jennifer - whether it holds anything up will really be down to the buyer/their conveyancer. Once received the application is protected and would be revealed on any search the buyer submitted. That can be sufficient to enable the sale/purchase to complete.
If not, and you need to ask the buyer/conveyancer your Q, then a request to expedite the HR4 (register update) can be submitted as appropriate. Your conveyancer can do that

Many thanks for your reply Adam. Can I make a request to expedite the HR4 form or would that have to come from my solicitor? Thanks again

Jennifer - anyone can make the request but as we've not received it yet I thought it best to suggest the conveyancer as they will be able to confirm lodgement, access the specific details and make the request seamlessly

Thanks again Adam, I have spoken to my conveyancer and she has confirmed they will expedite as soon as they have a reference from yourselves. How would I go about getting that as soon as possible? Thanks

Jennifer - I'll flag with colleagues so no need to involve the conveyancer

Thanks Adam, is there any further action for me to do? Will this cause any issues for my buyers? Thanks again.

Jennifer - nothing at present but we will write to you once processed and you will need to read and respond to that letter as directed within it.
Until the entry is removed your buyers won't complete I suspect but that's a Q for them and not us really.

Okay thank you, in that case could you let me know of any reference number so I can update my conveyancer as I would prefer them to expedite than wait for a letter. I k ow these things can take time and the buyers wish to complete as quickly as possible. Many thanks.
