My late husband created mirror IPID will trust. I have removed his name from the title deed. I intend to see solicitor soon to add the two adult children name as trustees. They are also executors and beneficiaries. I understand since there is a restriction I need to appoint a trustee to be able to sell. As a sole owner I can now transfer the property in my name and the trustees. By doing this just want to know whether probate will be required on my death. Since the adult children name are already on the deed, could my name just be removed and leave them as legal owners Just wanted some advice before seeking legal one.. Thanks

Marie - if the legal ownership is transferred into joint names then probate is only required when the last joint owner dies.
If you transfer the legal ownership from your sole name to yourself and two others and they both out-live you, then probate will not be required re the property following your death.

Is there a difference adding their name as trustees on the title deed . Am not sure which will be the best option adding their names as trustees now or apply to change the register to add their names. Yes I do know I will need to seed help from a solicitor. Thanks

Marie - very much a question for your legal adviser and not us. We register what you decide to do and once you have completed the appropriate paperwork. You and the trustees need to fully understand what you are trying to do and why as well as what trust might be created in doing so or if a specific trust deed is required.
We cannot advise you on any of that
