<p data-end=548 data-start=543>Hi,</p> <p data-end=790 data-start=550>My grandmother left all of her property and land to my mother through her will. The will was executed by a firm of solicitors and a family friend; however, one of the titles — the garage land — was never transferred into my mother’s name.</p> <p data-end=1015 data-start=792>I have spoken with our conveyancer, who confirmed that the solicitors should have completed this transfer at the time. The firm has since been closed by the SRA, and the only remaining executor is my grandmother’s friend.</p> <p data-end=1445 data-start=1017>We are now in the process of&#160;<strong data-end=1102 data-start=1046>selling the property, which includes the garage land</strong>, and our buyer’s solicitor is awaiting confirmation of title before exchange.<br> <br> We would therefore be grateful for your guidance on whether the&#160;<strong data-end=1302 data-start=1245>executor should sign Form AS1, Form AP1, and Form ID1</strong>&#160;to transfer the garage land into my mother’s name, and whether this can be processed as an&#160;<strong data-end=1419 data-start=1394>expedited application</strong>, given the ongoing sale or do we have any other option to go ahead?&#160;<br> <br> Thank you very much for your time and any advice you can provide.<br> <br> Kind regards,<br> <br> Dilara</p>

Hi Dilara - the alternative is for the executor to transfer the property to the buyer as part of the process but suspect that's not acceptable to the buyer.<br> If so then AP1, AS1 and ID1/ID3s as appropriate to transfer the title to your Mother and then she sells/transfers all the titles to the buyer&#160;

<p>Dear Adam,</p> <p>Hope that you are well.</p> <p>I need to ask a further question as I am organising the process to conclude.&#160;</p> <p><strong>Does the transferee (in this case my mother) need to sign the AS1 form as well?
