Completing Form AP1 and dealing with SDLT1 and SDLT5 - juggling completion date

I am completing form AP1 myself.
I have to apply for a paper SDLT1 from, as there is no digital route for an individual.
SDLT5 is required for the AP1

I think I can return the SDLT1 form, and then ring the Land Registry to confirm they have received it, obtain the 11 character reference number (effectively the SDLT5) and then just include this number when returning the AP1 without the physical SDLT5.

Is this correct?
Can you provide a better sequence to complete this process?

Also, I'm concerned about how to set the completion date in light of having to wait for the SDLT5 reference number.
Any pointers in working out a time schedule for the AP1/ SLDT5 would be helpful too.

Many Thanks, Mark

Mark - not correct. You should contact HMRC and check your responsibilities in respect of Stamp Duty Land Tax (England) or Land Transaction Tax (Wales). HMRC will provide you with a "Land Transaction Return Certificate" or submission receipt which should be sent to us with your application.
The 'completion date' is the date on which you finalise the legal deed. Once done you then apply for SDLT as appropriate

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.

Hi Adam,
Thank you for your reply.

"You should contact HMRC and check your responsibilities in respect of Stamp Duty Land Tax (England) or Land Transaction Tax (Wales)."

Yes, I telephoned the Helpline on 0300 200 3510 and the advice I was given was (as above) "to ring the Land Registry to confirm they have received it, obtain the 11 character reference number (effectively the SDLT5) and then just include this number when returning the AP1 without the physical SDLT5."

Question1 Can you clarify, was the Helpline giving out the correct advice or not?

Question 2 Can you tell me if either of these two items are posted out as physical pieces of paper, the HMRC "Land Transaction Return Certificate" or submission receipt.

Many Thanks, Mark

Hi Mark - interesting as we either need the SDLT5 return certificate or a printout of the submission receipt. We don't ask for or expect the 11 digit character reference number to be included in the form AP1
You are either provided with a copy of the SDLT 5 return certificate or you print out a copy of the submission receipt and lodge either one with your form AP1
