Im transferring a part of land to my neighbours to complete a house sale, and my solicitor said my neighbours need to sign a ID1 form in the presence of a solicitor. 1 of them is unwell and is in hospital, so I need them both to sign the form.

Can I get them to do the online method when they are out of hospital from the house?

I know a land registry employee local to me, can they witness this signing? if they come to the house.

Or is there another way around this?

Huw - You need to speak to your solicitor or the person who will be submitting the application on what would be acceptable to them.

We do have arrangements by which identity can be verified by online video call or by certain other group of people.  You can find more information in our Practice Guide 67 - https://www.gov.uk/government/publications/evidence-of-identity-conveyancers

HM Land Registry staff are no longer authorised to verify identities.
