Elderly married relatives who owned their property jointly died a few months apart.  The first death was not reported to Land Registry and we now have probate in respect of the second death and want to sell the property.  Can this be done by the executors for the second death signing the transfer deed and providing the death certificate in respect of the first death or does the first death have to be removed from Land Registry before the property can be sold/transferred?

Stephen - yes, the property can be sold by the executors of the second death executing the transfer. The buyers would then need a copy of the probate and death certificate as you have stated
